I think it's Probably takes 6-12 Months to achieve Market rents. that's a Good Point to factor in my effective rent into Credit loss or loss to lease in my First year.

Note at the bottom that the landlord MUST give the tenants one month's rent:"When a landlord ends a tenancy for landlord’s use of property, the landlord must give the tenant the equivalent of one month’s rent on or before the effective date of the landlord's notice.

If it turns out that it will be more affordable to purchase a preexisting home (again, financing in place), then it may eliminate the need for the rental altogether, simply by moving and then renting out your current home.
