What do we need to do to get to the point that we don't need to personally guarantee each property/project loan?

When pushing for a lower offer, always provide a clear justification, like market trends or repair costs, to make your reasoning sound logical.

The STR deal could be the best option if I understand your situation correctly, except I would probably do this as a cash-out refi and just use the combination of booking history + AirDNA projected income to qualify (if not operated as a STR for a year).

What made you interested in investing in this type of deal?

The cost of construction would not be much more for compliance, mainly just a no-curb shower.

Now, you need to figure out how to find deals and pay for them.

I'd like to properly account for this in my cost for acquisition and ownership for roi use cases.
