My wife and i bought a duplex last spring. 

I have a duplex in a quiet neighborhood and have a prospective tenant who sounds very responsible, has good credit and income.  

I agree with what @Nick Kravchuk indicated but would add that I would start with a VA financed detached duplex that has value add opportunity. 

So how do I come up with the numbers that I need to consider as inputs when analyzing a property so that I'm not saying I'm interested in every single duplex that is in my price range and getting the numbers post letting him know the property interests me. 

We had a duplex that went vacant that they never rehabbed and got ready to go back on the market that sat vacant for 6 months while they had it.

Touch ups can be real simple, once your walls are all 1 color.

Any suggestions or information you can provide would be appreciated.My girlfriend and I have a few duplex showings scheduled for next week and I want to make sure we are as prepared as we can be when we decide to buy.

So my fiance and I bought a duplex as a house hack a few years ago.

The property taxes on one of my duplexes I have out there is about $1200 a year and the appraisal of the property was only 25k.

I have 5 doors and another 2 (a duplex) under contract.
