HML can find more productive uses for their money than filling a gaping hole left in the economy when the government forced retail banks to get out of construciton lending.

We are also seeing this in Charleston SC... some of my homes I have built there have gone up a whopping 100k from just 18 months ago.. same square footage.. so just trying to drag them through the knot hole and turn that runnup into CASH...

In the meantime, I am working full-time while figuring out options to dig ourselves out of a few not so great financial decision holes!

Is it more difficult to patch holes this size?

Do not force a bad deal because you have money burning a hole in your pocket.

Not sure what I should do considering I'm 158K + interest in the hole. 

But capital expenditures are around 30k this past year so actual profit is only about 10k.According to the owner there's 1 vacant space, 1 tenant owned home, and 13 park owned homes.I drove through and noticed that most of the homes had holes in them and were being held together with tape.

Would love it if someone could help me poke holes in this or tell me what I'm missing, or how you would approach getting this deal done (or, why I should walk away). 

Flood damage can also occur from poor drainage in an area, not just from a nearby stream.
