We have been researching all the buzzy markets like #Boise, #Austin, #Nashville, #Tampa, #Houston...but the more I read on Biggerpockets, the more it seems these markets are tapped out and too difficult to find deals (even read a post from someone in Nashville saying it is 7-8 years too late!).  

Getting a construction loan that includes the purchase of the land is difficult - but I guess not impossible.

Getting started was difficult and costly - clearing and bulldozing access road to water sourcing and electricity hook-ups, etc.

And since that's at 25% it could sting.There's nothing inherently mystical or difficult about a 1031.

Is it difficult to find lenders that do above 80% LTV?

To make it more difficult, this property was inherited so the property disclosure is blank and its an older home. built in 1920. 

Where we currently invest, we have strict Tenant/Landlord laws making it very difficult to increase rents and almost impossible to evict a tenant (even for the best of reasons!).
