You do need LLC once you have enough equity, and you will know when that is :) If you decide to use LLC now, you have to follow strict rules to actually benefit from the LLC. o get the desired asset protection, you need to treat LLC/Scorp as a separate entity.

The market has students sign year long leases even knowing most will move home for the summer and the unit will be empty (so it/when rehabbing is desired, the possibility exists to update it and use it as a perk to keep the same tenant).

AND your apt is either isolated or in a non-elevator building, it may actually be very desirable during the Pandemic (and I fully believe beyond the Pandemic because these thoughts will linger).Hopefully this translates to SF and helps!
