You do need LLC once you have enough equity, and you will know when that is :) If you decide to use LLC now, you have to follow strict rules to actually benefit from the LLC. o get the desired asset protection, you need to treat LLC/Scorp as a separate entity.

I've got the desire, just trying to decide on the path.

The market has students sign year long leases even knowing most will move home for the summer and the unit will be empty (so it/when rehabbing is desired, the possibility exists to update it and use it as a perk to keep the same tenant).

AND your apt is either isolated or in a non-elevator building, it may actually be very desirable during the Pandemic (and I fully believe beyond the Pandemic because these thoughts will linger).Hopefully this translates to SF and helps!

Is the coverage that they are supplying you with sufficient to cover your desires for your estate? 

I think it's more of my desire to have some skin in the game rather than playing from the side lines and being in the "analyzing" phase, although very important.

Approach potential partners and professionals with respect, a genuine desire to learn, and an understanding of their time constraints.

I would want to know there desired revitalization area confirmed first, then I'll only purchase land no structures on it.Best of Luck!!

It’s also uneven across the market segments and price bands as we are still seeing multiple offers over-ask in the hottest market segments, while properties in the less desirable locations/ certain price points are dropping their prices and still not getting any offers.
