I've been trying to figure out the value, but I have heard mixed things about cell phone towers and their impact on the value so I have a couple of questions related to that and to auctions:1.

I'd be looking for a mix of homeowners and renters, not a purely rental neighborhood.Don't get too caught up on the A/B/C/D "class" and focus more on the economics of the real estate market in each particularly neighborhood. 

Mixing two stories with one stories, comps out of the area, not same number of bedrooms, square feet, etc.  

Mix of income and appreciation would be nice.

Maybe less contractors, less PM, Mix of tenants can be different than in big cities.

If you can manage your risk by mixing it up a bit with the types of tenants you work with and don't try to focus on just one industry, it will help you in the future. 

I might want to add a mixed-use property in TX maybe a couple of months down the lane but for now, this is my situation.Pls, let me know if anyone can help.

I have over 200k available to me through home equity and QRP mixed with some funds from my savings account.

I do not mix these items.

I am 19 and live in Alberta Canada, as my first real estate investment I am going to do a duplex for around $500k with 5% down Owner Occupied loan (Essentially I'm mixing house hacking with BRRRR).
