@Paul Thompson has taught me a lot just from the conversations we've had at the meetings and has opened my eyes to the possibilities out there.

I have been doing my due diligences looking into direct mailing, finding lists, and so on...I am now looking into the phone call part, thanks to show 77 on the awesome podcast, I was able to see important questions to ask on the phone and how to lead the conversation thanks to @Michael Quarles.

She mentioned that the place is currently fully rented out, which in my head, is a great thing.After we conversed a little more, she asked me if I was planning to do renovations on the house, stating that the house was in good shape, but the tenants "are a little sketchy" and now would be a good time to evict them all, renovate and get fresh tenants.The vacancy rate is lowish - but I'm not too sure, I want to do my due diligence on what she said.

A buddy told me about the land in a conversation, so I was just looking a little into it.

That said, she has never tried to stop me from doing it, she just has never expressed any interest and generally tries to avoid any conversations dealing with the subject.  

Is there a book or article anyone can point me to as far as the conversation one has with perspective owners to determine investment opportunity?

@Jimmy Calabrese I am assuming this is in reference to "in person" conversation or phone conversation and not email.
