Hello,I am reading a Multi-family millionaire book right now, I am curious if it is possible to make cash flow in San Jose by living in a multi-family unit and renting out another.

My investment strategy is focused on long-term equity through MTR/LTR, which will hopefully result in cash flow over time.

It's a strategy where you buy a property below market value, renovate it to increase its value, rent it out for cash flow, refinance to pull out your initial investment, and then repeat the process with another property.

I understand that paying off a property means positive cash flow once rented.  

Do you want to sit on the beach with cash flow, or do you want to build equity?

I only have one single rental home at the moment, so my work flow for how to resolve this is going to be different than some people.

The building is cash flowing rent all together for the five units is $6050 and we can raise it to $6500 plus once we fix the vacant unit we can rent that one for an extra $1200/$1300 .

Hi All,  I am planning to move into the seller financing strategy to generate cash flow and am looking for advise.In today's world of Dodd-Frank, what is a good finance term?

Off the top of my head, I believe I'm paying them around 18% total commission (they charge 10% on all taxes, fees, cleaning etc).My question is - Should I relist my property now during dead season or wait until peak season?
