Six unit property

I am a new investor and I want to buy a six unit property in Atlantic City the property is being sold at $475k I'm offering $450k 5 units are rented and one is vacant and it needs work I leave in the area and I own a home remodeling business so I can do the work myself for very low cost. The ARV for this property is $660k once fixed and fully rented . The building is cash flowing rent all together for the five units is $6050 and we can raise it to $6500 plus once we fix the vacant unit we can rent that one for an extra $1200/$1300 . I need a private lender or an investor that will like to JV with me . I don't have experience on record and my credit is low so I can't get a loan on my own . Where can I find a lender ?
