I have no smoking properties, and my initial phone screening and ads all say absolutely no smoking, but I still have chuckleheads showing up with a cigarette in their mouth, throwing it into my yard as they walk up. 

Roaches, noise, smoking, drama, small children, etc.

A couple that come to mind are the house where we had to spray the wall with lysol and use a scraper to get the smoke and nicotine that was oozing off the wall or the place where dolomite was spread everywhere to control the fleas, or the place where the renter cut a hole in the floor and put the drain hose from the washer into the hole to drain under the house or the one with the rotted hole in the kitchen floor that you had to step around to avoid going through the floor, or the one where it took a full day just to scoop the dog poop from the floors and use kilz to cover the dog pee, let alone the back yard, and on and on it goes.

The only part of the couch that's clear, is where the person was obviously sitting while eating a smoking like a chimney.

Most don’t pass my screening because I don’t allow for pets or smoking.

I had both tenants out before closing because they were not the type I would rent to (filthy apartments, food left out for days, smoking, etc).

I see a driveway in the photo, and the snow is not going to remove itself.There appears to be a backyard from the photo, and the grass won't mow itself eitherYou haven't included water/sewer - Lowell doesn't have wells in that area, I'm pretty sureThere may be common area electric for smoke detectors and outside lights, and if the basement is not part of a unitFind out whether there are common areas to heat.So if you want something that cash flows once you have moved out, this won't be it.

I personally own nothing in my own name.The land trust is more or less a smoke screen.
