Why not foreclosure list... what exactly made you pick absentee owners from SOOOOO many choices out there?

@Ryan Allison , I am heeding the advice of @Jaysen Medhurst & @Filipe Pereira, I will likely go forward with an umbrella policy to protect my owner-occupied duplex (soon to be non-owner-occupied) and likely go without LLC protection at this juncture.

I think some landlords fall into the mistake of increasing or not increasing rent automatically, without understanding what the market warrants.You think it is a pain to rent a property during a pandemic, but also keep in mind it is a bigger pain for them to find a place and move during a pandemic.When we do renewals, we generally offer two choices.

Instead of waiting for retirement and buying then, you can just buy today for much less money and you can get the property pay for itself through rentals and you can use the property for your holidays.And, if you happen to change your retirement plans in the meantime, no worries you can sell for a nice profit and will have made some great rental income along the way, which will allow you to buy a nice place in your new destination of choice. 

@Jonathan AlmanzaWell you have two choices, buy now at a high price while lenders are relaxed on lending standards or wait until standards tighten up and housing prices drop.

I don't think there was any warning from their team on the choices the previous board made financially.
