I say preflip because what we do is go into a property and trash it out, spray all walls ceiling and trim eggshell white, spray the outside of the outside with kilz2 with a color tint one color, clean the lawn, cut it and put mulch down.

(also when repair guy was testing the washer, some water leaked from the exit hose through the ceiling and left a water mark on the ceiling)The washer and dryer are included in the rent (most apts are rented with washer and dryer in this area), and the ones we had were 10 times better than these ones, but failed often.

Empty land is more plentiful so if/when prices do go up they would build more and put a ceiling on it, and when a recession hits vacation would get cut back I'd guess making demand go down.One comment on making the numbers work ... when you analyze deals in SoCal I'd advise analyzing ALL the numbers ... long term cash flow (with typical rate of rent increases), forced appreciation, market appreciation (long term historical average, not extrapolate out the last few years), mortgage pay down, and tax savings.

Here is a recent one I completed in Southern CA where contemporary is in as is light hardwood floors, shaker style cabinetry, glass back splashes, and white walls/ceilings.
