I wanted to ask the community for any tips you might have on where to begin learning this business and possibly some guidance on what kind of work I could be seeking out as a student with no background in this industry.

Might be best to list my business address but in reality I need all the mail/tax papers sent to me.

Expanding your network of investors, especially when dealing with both fix & flip projects and stabilized rental units, is crucial for scaling your wholesaling and wholetailing business. 

It's been slower this winter than previous winters seems like just the top rentals are busy though.

I design affordable custom websites for small businesses, my designs specifically focus on getting the highest Google PageSpeed scores possible (example) which boosts their ability to rank in search engines and making sure their site includes at least 2 content silo pages that rank for specific keywords (ie "sell my house in Atlanta, GA"). 

That way you can truly learn the business by observing others, and bring all of that knowledge with you to your first listing appointment or buyer meeting! 

You could setup a kitchen and bathroom remodeling business in the area you are doing flips for additional cash flow to your business.
