At this point either find another lender with lower fees or just deal with the costs of closing.

Get some experience with this quad and you will be ready to go back for your next deal.  

So, making it clear from the start that you are running a professional rental business goes a long way towards avoiding those who are seeking just the opposite.

You guys think this is a good deal?  

We funded one of his deals earlier this year. 

I then completed a wholesale deal a year or two later and that’s the extent of my experience. 

Appreciation is a bit riskier since it depends on factors we can't always control, such as school levies passing, business success, crime reduction, etc.In my opinion, it’s hard as a newbie to jump into appreciation properties, as they require a lot more initial capital to acquire.
