There is no option that brings the best results, it is all in your data.

Same situation goes for owner financed deals or subject to, you need to bring value to the seller and your agent can convey that value in an attractive way.

Every day you will probably see horror stories here on BP and other forums about people getting taken from contractors. 

I could raise money and bring in partners, but I'd prefer to own 100% of both the business and the real estate.

I think this is smart to do, but you are making move for quality of life as well so make sure the town is a place you will enjoy (along with the new job) living.I've seen people use metrics to move out-of-state without really getting a feel for how much their lifestyle suits the new market.
