I believe after repairs this home will sell for much more)The renovations would include: an extended and upgraded kitchen, combine 2 of the rooms to make one big master suite with walk in closet and and a master bathroom suite, adding a bathroom, uncovering and refinishing all of the original hardwood floors throughout the entire home, add on back screened in porch with an additional open deck off to the side, new fencing and landscaping, a new roof and some modernized upgrading to the additional rooms.

Current market rate is about 5% and even lower than that for the cheaper segment of market.2) PM - lots of people are self managing until rent grows to cover these costs.3) You should carefully screen the HOA and evaluate the management just like you would a PM.

If she's a good candidate based on your other tenant-screening criteria, I would rent to her for the sheer possibility of less drama (though our houses are generally drama-filled based on our clientele, so I may be biased in this case).

With income if you don't have it in your screening - I would only use a maximum of 3 adults to qualify.
