Areas outside of Indy 465 loop like Beech Grove/Franklin township/Greenwood, etc. can be a safer bet and often still have a good amount of 3B2Ba.

Even if post-purchase upgrades could be verified and documented in a cloud platform then the time is not far away we could get “close”— definitely closer than the current people and process producing appraisals today are able to provide.

I best bet is to do an off market deal and BRRRR but I am wondering if it is worth looking on the MLS.

I would not bet your life or your money on this train slowing down anytime soon in Florida. 

Real estate prices might not yet reflect it, but I would bet that there are more than a few motivated sellers of properties reliant on tourism.

If they're unable to pay in April and/or the foreseeable future you can bet the note holder has heard about it via the borrower.  

With eviction moratoriums in place, your best bet may be to have a discussion and accept what you can get, and setup a payment plan for the remainder.
