One thing to bear in mind here is that property taxes and insurance is paid by the landlord.

Go to Cabela's off I-80 in Hammond (about 20 minutes from you) and go to the second floor and walk to the section beyond the guns and ammunition where they sell live animal catch traps and look for bear spray.

For example, if you know you need to open the kitchen up to modernize the floor plan, you'll most likely make the decision of which wall to take out or modify based on which ones are weight bearing, where are there the least amount of gas pipes, plumbing, venting, and/or electrical, etc. 

I've studied countless successful investors that have had money on the line in bull markets, bear markets, lower interest rates, high interest rates and everything in between.

They're popular for a reason, and it's often the first look that grabs folks and gives them a big ol' bear hug.   

Let's say my tenants drop a teddy bear down the toilet.  

What happens there in real estate has very little bearing on the rest of the world.
