It functions as a double-entry accounting system, a la Quickbooks, but also has the auto bank feeds that Quicken possesses.

I have $10k in savings (3 mo emergency fund) and I'm the process of eliminating about $16k in debt (credit card, and auto loan) before really sprinting toward saving for a down payment and reno budget for my first flip. 

Only the newer ones can be (I think they smooth out the part on the bottom that touches so it won't etch the glass.All that being said, how much damage can somebody accidently do to a glass top? 

The truth is that most lawsuits are caused by accidents and miscommunication, not by bad people or ignorant landlords - though they get hit much earlier than the rest.

You will need C&L liability insurance, XPL liability, an umbrella for the deeds in your personal name, 500k on your auto, and hazard ins. 

A few downsides off the top of my head: I mean obviously if he got in a car accident or hurt someone you could lose this property if it was in his name.
