After reading Lonnie Scruggs' books my view on the idea is that either by virtue of a higher rent/retail ratio or by carrying the note yourself with a higher interest rate than the bank you can set yourself up to profit more with the same amount of capital than you would be able to if you bought a single house in suburbia.
