This is why full disclosures and contract clauses and are important.Disclosures and clauses to consider:profit disclosures (It is understood that the buyer's intention in this transaction is to earn a profit by short term assignment)assignment clause (If a third party assignee is not found before the settlement date, this offer is subject to cancellation)Principal ( it is understood that the buyer is acting as a principal and does not represent the seller by written or verbal agreement)Anticipate that your accepted offer will not settle, that you may have to defend your offer (otherwise you may not get paid your equity or cash you expected) The wholesale contract that you are referring to is not available from agents, office depot or on the internet!

We anticipate spending about $55k to rehab the property, with an anticipated AVR of $190k.We are going to use a property manager to rent and manage the tenants, so the LLC that is buying the home will receive rent from the property manager and the property manager will withhold his fee from the rent before paying it over to us.

I'd still anticipate one primer coat and two paint coats, although with the Behr paint, it seems like the second coat is usually a quick one.

Plus if the market does crash, it will be harder to get loans, most people will be even more scared to buy than they are now, interest rates may be higher, and everything will probably be more difficult in terms of management, placing quality tenants with good income, etc. so unless you're an experienced cash buyer willing to make bold moves in a down market, with an uncanny ability to time the market perfectly, and have large reserves to continue riding out the storm if it continues longer than anticipated, then you probably won't actually succeed at buying at the bottom anyway.
