.- For retrofit work of this type, some companies may just install small drainage components of various sizes and styles, while others may also add coatings to the block wall.- Generally speaking, in my opinion, interior measures are a last resort as I prefer to prevent water from breaching the building envelope.- Water problems in basements may stem from different sources such as the water table, underground springs, or simply poor exterior drainage details (e.g., sloping the grade away from the house, making sure gutters and downspouts are in place, sized appropriately, in good working order, and do not terminate near the house - they should discharge some distance away).- Prior to taking on an interior retrofit, I'd exhaust exterior measures first - sometimes, that's all it takes.Good luck!

Refinish - or finish on new wood - including the oil based poly (3 coats) : $1.00 a sq ft.So do the math:Refinish existing hardwood:$1.00 per sq footInstall and finish:$4.55Therefore, if the wood is there, its a no brainer to refinish.

So all my lots bordered county road and I had to come through the lots to get to my tree farm and use my established logging roads which are pretty stout as they have to handle 40k pound trucks full of the northwest finest douglas fir logs.. on one section I was able to dedicate the road way through the parcels to my gate onon my southern entrance the lot crossed my logging road.. so I retained an easement for ingress egress and utilities. as I was working on a monster Zip line park ( but that's another story). so the buyer of the 10 acre parcels wanted animals and as such he wanted at gate at the beginning of his property and were my gate was at our common boarder.. at first we were a little miffed as we now had to open two gates instead of one....

We have a couple of other lenders that would do up to 100% LTC cash-out refi after 1-year of seasoning, but their rate is 50 bps higher than Chase.5+ multi-family is a different animal compared to 2-4 units as it's more heavily governed by NOI compared to 2-4 units where they're being governed by sale comps.
