That would absolutely put upward pressure on cap rates and would push valuations downward.

I wouldn’t place anyone or myself under that pressure if I wasn’t knowledgeable about certain things first.

So, it's still kind of up in the air as to the asset protection seemingly offered by the S-LLC.

Don't put so much pressure on one relationship.

As an example (and there are plenty more) the pension funds of Illinois and Chicago in particular are at risk which will create pressure on the politicians to raise taxes yet higher.
