We bought our first unit ( 3 BR x 2.5 BA) in February 2022 its currently rented out through March but is not cash flowing due to a few incorrect estimates on my part.Some of these items are minor and will work out with time but the biggest blow to profitability is the HELOC we took against our primary residence to come up with the payment for the rental.

You only need to deal with interior items in your unit.The bad is the hoa and how they are managed.

Once every detail that requires attention has been taken care of it is very easy to manage. if you slowly take care of all the big ticket items while occupying the property, you will see uninterrupted cash flow for years.

What went wrong in November:- Guests decided to flush unwanted items down the toilets even though I have signs stating not to flush any unwanted items.

Hello All,I have a question regarding items left behind at the rental.

I knew the market so I was prepared to replace some of the bigger items. 

Usually I will choose materials by just sorting home depot for the most popular items, but I have terrible style so they don't always come together. 

My input on items to consider: - Know what your future repairs look like.

The inspection company gave me a punch list of the items to fix and the appraisal the comps around the area. 

I'll investigate a bit more regarding potential cap ex items.
