Here is intelligent advise taking all facts into account: Find a well referred and rated PM service who will do tenant placement for you, and tell them your position, and ask if you could be as involved as possible in the process so that you can learn and experience from it, not micro-manage.

Used my Series 65 to open up a Registered Investment Adviser firm (finally got everything approved by the state last month, man, what a long process) and I'm aiming to solicit clients in the next few months.
