Hopefully have feet on the street to check on your property.

The house is on one of the worst Streets in the town, but it is several blocks from where the problems are.

The tenant is hesitant to sign another lease as they are actively looking for a new home and asked what is the early termination fee if they break an annual lease agreement. 

What's the traffic count on the street?

A good SFH around blossom hill area rents for 3400+ for 3br2ba.Better than average townhouses:1)  single shared wall instead of 2.2)  larger front and back yard.3) dedicated garages.Not as good as SFH:1)  street full of duplexes so lots of cars.2)  neighbors properties are mostly tenant occupied.

I don't want to do the leg-work flipping houses any longer, but I enjoy being in the game.I would like to setup a system where I would Joint Venture with an active flipper for a few projects each year.

I plan to be active in here, plus up the savings account and learn as much as I can in the meantime.Regards,Austin

I see this was your first post, I know being active on this website is another great way to network.

Then I thought : "I don't have full control of the process here [can't force people to respond to me, I do have some time constraints, etc] but there is one thing I can control: staying active on BP!"

Although I live in IL, I will not actively look for properties to buy here for the above reasons.
