ACH payments can be set up between accounts to transfer money.

I have moved to ACH now though and that helps but many tenants as we know dont have bank accounts.

Simon, I looked into Yardi Breeze, but they charge $.95 for each ACH transfer for Tenant's to pay online... for 300 units, that's an additional $3,420 a year!!!

I created a joint venture with a builder and another investor to build and sell a spec house.  

This is only effective if tthe installer makes a very tight connection in the joints, otherwise it's useless.
