It's very unlikely that this is just a temporary pause for this market cycle.

I am contemplating on investing close to my house outside of Philadelphia in Delaware and Chester Counties or down the Jersey shore.  

I think the higher inventory is temporary.

You can be unemployed and still get a DSCR loan if you have the credit, assets, and down payment.These DSCR loans are only temporary meaning you buy the property and within the first 12-24 months you can refinanace and lower the rate. 

The employment market is changing to be more short-term, and temporary.

If you have temporary housing lined up, I think waiting is better.

You can always use Hard Money Lending...but those are temporary loans.  

There are forums online that we can't mention here where you can find sweet deals on how to park temporary cash for big bonuses.P2P lending is *not* a good place to park money as it lacks liquidity and it's actually scammy.

I know my NJ markets well but I am sure that even the 2 hour drive between us shouldn't stop a potential partner (being that driving to the shore some times takes 2 hours).
