Have the tenant sign a Lease Amendment indicating that the tenant is responsible for the cost of installation of the charger, any maint and repairs, and also removal cost (if desired later by you or the HOA). 

Doing the proper due diligence & been seeing that in order to use SMS blasting you have to stay TCPA compliant and have the homeowners opt in.

Don’t know if vineyards have good ROI, but I do see several vineyards in southern Jersey when I drive in that part of the state. 

I use the title company that I work with for everything. 

The best way to do this is develop a great working relationship with a real estate agent or escrow officer and they will provide you with reports for free.

Hi @Dave GreenIf you sell the rentals, or even just one, you can use the funds to cover the down payment on a DSCR loan.

the 500k tax treatment will always be there.. ( unless code changes) .
