With covid, you are doing this to limit the number of showings and to respect the current tenants' privacy.

If you qualify for a conventional product, then that's definitely advantageous with respect to rate.

When I told him about the value add strategy I aim to implement he even agreed that this was not the deal for me. 32205 is good in many respects but this is a deal for someone who has money and needs to place it. 

(From what I've read, I would prefer to go with the Solo K if we qualify.)If we were to establish a Solo K program under our existing LLC, could we roll all of our respective accounts under this structure while maintaining their respective tax and 'individual' rules? 

I think I gave $230K for it and it yields $32-33K a year, so quite respectable.
