The way we conduct business today is that the listing agent and the seller determine the buyer commission.

When I speak to the first agent I really do not know anything about the market but I pick up some things on the first call.

I always recommend picking up a house hack as your first investment. 

Look at lists of properties that are on the Sheriff Sale, and Tax Sales, as some of those could have assumable mortgages, and provide a list of potential assumable mortgages, where the owners are potentially losing their properties.David KrulacBigger Pockets Podcast guest #82  

One of the properties is titled "W Pomona St, Philadelphia PA 19144 and lists the purchase price of $192,000.00.  

I did not buy a list from them.

Each lender will have their own criteria but here are some tips for getting funding as an LLC…Lenders will often require these documents: Employer ID number (EIN)Your LLC’s operating agreement (the most important part is the list of owners and their percentage of ownership)Income documentation for the business which would include bank account informationInformation on any rental properties you may already haveThe personal income, debt, and credit information on each member of the LLCWhen you’re getting funding under an LLC, bear in mind that personal guarantees or credit checks will also be required.

All the while, build your buyer list in your CRM and start putting deals together.
