Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

My wife and I are looking to relocate out of state by the end of the year, but would like to hold on to our 2 houses. 

Hi BiggerPockets Community,I'm having trouble managing mortgage payments for my rental duplex property and could use some advice from those who have dealt with similar situations.Background:The mortgage for our rental duplex is in my and my wife's names.Our LLC holds the property deed via a quitclaim.We set up a business checking account for the LLC to receive rent payments and manage property expenses.The Problem:The bank requires that mortgage payments be made from an account in my and my wife's names, not from the LLC's business account.

Selling direct from sponsors is a huge no-no in our industry.

Single family units are more than plentiful in this area so that was my target, however,  since our recent encounters with multiple hurricanes, insurance makes it near impossible to even remotely turn a profit as a landlord.  

We are managing members of each series, and make all decisions (we have a fiduciary responsibility to the investors), additionally we investment our own money in every note (series).  

My wife and I are just starting our journey in real estate investing and have set our sights on the vibrant market of Houston.
