A lot of good opinions on here already but I figured I would share mine.I don't personally have any short term rentals in NH or Florida but do have one just over the border in Southern Maine.

This interested me because of my lack of investing experience at the time as well as low on cash at the time to buy much.

I know plenty of investors who will happily pay one of the many firms out there who help place equity so they can focus on their core competency which is running their real estate business (me being one of who would gladly pay a fee so for access to equity and the ability to focus on what I do best as a developer).

I have a VA Loan on my current primary residence and its so hard seeing so much of my payment go to interest after being spoiled by my HELOC sweeps on my last 2 mortgages.

After I gave him the keys he thanked me for giving him a chance.

I don't want to answer a bunch of questions to have them narrowed down to 1-3 lenders for me.

I am not exactly sure what would be the best option for me but willing to hear out what people think would be a good idea. 

Management fees are at 8%, them what has made me worried is the "sign with us now with two properties instead of the one and I'll reduce management to 7% this week only".

Is it too late for me to start in real estate investment?
