Keep in mind the property is in NY, and I live far away so I cannot go there to work on it, negotiate deals, etc. and it is of small value.

Especially when you consider your very small investment.

The small flips and rentals are fine but don't feel exciting to me.

As traditional small B&B's are, my house is an owner occupied income producing property, but it doesn't fit into "residential" loan requirements.

@Craig Cobbs jr for a commercial loan, you can always try I small local bank that does in house loans.

As @Brian Adams said, a small percentage of something is better than complete ownership of nothing. 

House hack- buy a small multi, live in one unit, rent out the rest.

I do commercial property management and 100% of my sites are long distance, sometimes in small towns where it’s tough to get word of mouth recommendations.
