You'd be selling an investment property or properties to a buyer, value based upon what it is, turn-key investment property, and instead of going to a bank for financing, you are the "Bank" financing there purchase. 

I am looking at investing in my first BRRRR.

I have been using a free one called vtiger.it has been going very well for me and my business.I do about 2-4 deals a month and it helps me track all of my projects and investments into those projects and to do lists etc.
