Hotel bills, Meals, Laundry, etc. that the renter would have to come out of pocket for.  

Playa has 285 hotels with 43,771 rooms. 


Even if you buy a hotel you want to increase your room rates by maybe converting to a more upscale brand, etc. 

ADA only applies to public areas such as government-owned housing, university-owned dorms and hotel rooms etc. not privately owned housing.

The major hurdle I am running into is being able to place or syndicate on Hotel paper (PL and NPL) as well as NPL ground-up construction loans.

I have experienced ridiculously sh—- behavior from Guests including booking for 7 days then wanting to shorten the reservation to 1 day the day before and reviewing us as though they paid for a hotel not Airbnb.  

Below are some of the reasons it is a struggle.Condotels, or condominium hotels, present unique challenges for lenders, which is why many of them may be hesitant to offer mortgages on such properties.

Demand Drivers: corporate HQs - project/business travel, large construction projects, relocation travel - significant population in-migration, military/government, large hospitals - travelling nurses/doctors and overnight patient stays, training hospitals, cancer centers, leisure travel, universities, high occupancy in extended stay hotels, supply constraints, close to transportation corridors, shopping, and entertainment, high cost area (housing, rents, hospitality)

Hotels – A business with a real estate investment aspect IF you’re the owner-operator.

This will not change.Instead of ubering/hotels when I visit, I have an apartment in LA, and a car I keep there.
