I just closed on a 23 unit mobile home park, almost all lot rentals.

Hello I'm a 17 year old very interested  into getting into rental properties, What are some good tips/tricks or books/Podcast  etc.... to read.

High interest rates are preventing existing homeowners from selling, so Buyers are turning to new construction homes.

I'm a builder in Charlotte NC area and have been building 1300-1400 sq ft homes for the past 3 years.

In person its a place I could see maybe doing an investment or two in but its not where I really want to set up shop (I mean that literally; set up a home and also set up a wood shop - so I can build custom cabinets and stuff).If Santa Cruz, CA ever goes on sale then I'll go there and suck it up with CA laws and cost of living, but for the foreseeable future it is not even a remotely viable option; I looked at a fourplex there generating $10k in monthly income and priced at $2,700,000. 

Study prices in home improvement stores like Home Depot to get a good idea of what everything costs, and log it on a spreadsheet.

The tenant failed to mention that that was the time they were going to be filming a "home movie" in the water bed.

Value is currently 230-250k.They bought it by refinancing their personal home.
