I googled around it's all about what the sellers need to be aware when doing a land contract.

@David Casas, I would simply run a craigslist ad and guage the response at different prices. 

It could be a lot easier to get 1 loan rather than 6 mortgages and you get the added benefit of having to pay expenses and management on only a single property rather than multiple spread across a wide area.

You come across some good deals but you can also get that just by getting added to wholesaler buyer lists.One thing that has worked well for me is joining the local REI Facebook groups where good deals are posted frequently.

It doesn't stop here though, because the addition of the apartment added massive value to the home we are able to access more equity which we are going to use to build 2-4 more units in our back yard (we have a large backyard that runs all the way back to the other street.
