If you have to move and turn into a rental that is your choice. 

You really have two choices: 1st Be patient and continue to search for the property that works for you as eventually you will find it.  2nd Expand your search to go beyond where you are currently looking in order to find a property that matches yours and your wife's requirements that gets you to break even.

A recent Harris poll asking people what state they would move to showed Florida as the #1 choice.

It sounds like you have your eye on a particular property, You might want to investigate deed restrictions before you finalize a choice as they might not allow you to only store vehicles.

However, with the realization of an FHA Loan being used to purchase up to a 4-unit, I'm trying to learn as much as possible and gauge whether it would be the right choice for me here in Buffalo to get involved.
