You really have two choices: 1st Be patient and continue to search for the property that works for you as eventually you will find it.  2nd Expand your search to go beyond where you are currently looking in order to find a property that matches yours and your wife's requirements that gets you to break even.

It sounds like you have your eye on a particular property, You might want to investigate deed restrictions before you finalize a choice as they might not allow you to only store vehicles.
