Hi, I am a Real Estate student looking  into investing in a new build single story duplex, triplex, or quad that would be marketed towards the elderly.

To me it looks like the market is still stagnant with the exception of the bottom end STRs - and I mean very bottom end STRs.A lot of new building is finally getting completed as well which is also adding homes on the market.  

1300sqft 4 bed/2 bath SFH versus 1300sqft 2/1, 2/1 duplex.assuming same area, both new builds, same finishes etc etc. 

I would do a bridge note at 50% LTV, take the cash out now, put you and your sister on the loan, build the ADU now (time is money)..

Get rid of debt, build a budget, and save.

Attending in-person networking events will offer invaluable opportunities to cultivate meaningful connections and foster genuine relationships.

If you are trying to build long-term wealth, you may be more focused on appreciation.

You may also try to stop by your local Bank of the West branch - better than trying to establish a relationship by phone - to see if they offer investment HELOCs in TN.

I am looking to invest in the future for additional income for retirement and to help build something that I can past to my son.
