Detroit is like any other city with it's bad areas with one bonus...it has the extra benefit of the news media's love for the "story", and the "story" being that "one more time in Detroit".  

Also, my friends out here enjoy golf, so maybe they've played the course where your model homes were built ^^In addition to the Meetup, I'm also interested in mobile home investing back in the US and I bought my first rental SFR in Jacksonville, FL, all while living and working out here in Korea. 

There's a sizable population of agents amongst us as well so that's a bonus, you can bounce ideas off people who are both agents and investors.

I think that learning from mistakes is the best way to retiain information, it's just a bonus to learn from others mistakes (and successes) here at BP.

Also, are you looking for CASHFLOW or SHORT TERM APPRECIATION plays or LONG TERM WEALTH?

Unless you think the parents are in severe financial distress and simply don't have the money, I would think that paying their kid's rent while the kid is at university is pretty high up there on the priorities list.I am imagining how the late rent scenario would play out:  Student calls mom and dad crying, asking "I'm getting evicted right before exams because you guys didn't pay the rent???"  

I bet you and I have lived and played in similar neighborhoods.I am an active investor and always in search of good properties. 

To play devil's advocate a bit, the disadvantages may be (1) keeping the integrated team busy, having enough in the pipeline to fully utilize your staff and run efficiently all the time, and (2) when the market goes south, and it will, if you employ a lot of people, it's really hard to downsize quickly enough to stay efficient.  

Sometimes they will play hardball, in which case, they'll typically agree to give you back your EM if you don't want to move forward.My suggestion is to request a specific amount in concessions and see what they say.
