Honestly, it was a complete waste of money.

I have not yet worked closely with an agent because I don't want to "waste" their time and most of the agents I've networked with are only trying to get rehab listings and arent very interested in placing low ball offers for wholesalers and or run comps etc. for a small fee.

Do you think you can reduce some of this wasted time by simply mailing out to probate leads that are greater than let's say six months to a year?

As it turns out, they seem to have decided that the front yard of my rental property is the proper place to take care of this and while the yard is big enough to accommodate the occasional "transgression", 12 cats generate a huge amount of waste - to the point where there is a permanent stench at my front door.  

But, if in your case you would like to truly make it more passive, you can begin to give out responsibilities to others in order to lessen your load.

And like @Isabel Chaves said a lot of leads come in but in my opinion those leads are not very good and waste a lot of time contacting them back and they aren't really motivated!

You will be amazed at the number of folks who can tell you loads about areas in only 5 or 10 minutes. 

I would rather tell somebody I can't do their deal than waste their time and disappoint them later.

Not having property management dialed in and wasting thousands upon thousands on deadbeat contractors.
