Mark, I've gone through the tax assessors office for car washes but never for multi family.

Back deck needs to be pressure washed.  

The brick work on the exteriror wall needed new mortar, which had washed out from years of water intrusion.

It’s probably a net wash but not sure there are any studies that would add insight to this

I've found it's all in the surface prep.If I have my guys, wash, sand and wipe - the first coat won't go far but the second doesn't get sucked in and can cover about 50% more than the first coat.I like Sherwin Williams, huge discount from my REIA.

All it is building a lead generation machine that feeds you deals, then creatively structuring them.

You just need to implement the systems and it will be working as a well oiled machine!

That is why we also do the install or check the install on all appliances that use water or have the potential for using water.... washing machines, dishwashers, garbage disposals, refrigerators, and hot water heaters.
