A quick google search would tell you to not paint before seriously washing all walls, ceilings, vents, etc., to eliminate cigarette smoke damage. 

The defensive virtues are the depreciation and tax code benefits allotted for investing in incentivized areas and / or using vehicles like Self Directed IRAs that can defer tax liability indefinitely and wash it entirely upon your passing as the monies flow to your children or loved ones.

However, I tried this exact scenario several years ago when a tenant accused my handyman of stepping on their washing machine and breaking it while fixing a roof repair.

Most certainly not nearly as fast as it's going to wash by the tree and into your asset...and if you plant trees without real irrigation they're going to die.

I get how fresh paint, a power wash can go a long way, but most of what I've seen need more than that.
