When we pulled up the carpet we discovered that the dining area has 2 layers of underlayment with linoleum on it making it taller than the living room subfloor. 

  (1980 building)  I'm fine with doing comparatively easy, low cost stuff like thickening exterior walls to upgrade insulation (just add shim layer on inside to allow 6" insulation gap) but I'm not going to gut the other 4 units to bring everything up to current fire code just to (re)finish about 10% of the gross sf of the building.   

Rehabs are tricky because you never know what you will find when you start peeling back layers of the structure. 

Start layering those actions into your model until your model equals your FI #.  

I'll let you in on a little secret....We have fulfillment clients...yes, because our acquisition/rehab systems are so tight, we sell to some of the promoters (not providers) out there, which creates an additional layer of markup. 

If the trim needs to be painted, use joint compound to smooth out rough edges from multiple layers of paint.

For me it is an experience.It's just like some people eat stuff that tastes like cardboard for food just to keep themselves going and others really can tell when they are eating something amazing with all the colors, textures, layers of flavors with the food.
