I have a very nice duplex in a classy neighborhood, with each side having its own private, but very small back yard.

There are very few claims against title insurance, but this might be the kind of property that could generate one.The sheriff sale should extinguish all of the liens.

What I have learned very quickly owning these properties is that you can make these work on paper to convert them into rentals when you do your analysis today, but HOA increases are unexpected and completely out of your control.

Would be very curious of your resale price when you are complete.

Plus, it is a very family driven demographic which leads to tenants staying in properties longer.

The best rates will be NonQM and lowest cost as they don't force a commercial appraisal for example.
