Up here smooth walls and ceilings are preferred (after the hideousness of the 70s and 80s).In our units we use flat white on ceilings and eggshell on walls with the exception of kitchens, bathrooms and high traffic areas (such as mud rooms) where we will use a velvet sheen on the wall (easier to clean, but not shiny).For "modern" trim we use "perl" as it is not as shiny as semi-gloss.

Finding the deal is typically worth 20%, so that leaves 30% that perhaps they could split with the managing partner (who is taking care of permits, legal, insurance, all the admin).What other methods could you propose to stick these guys into a real estate deal without them having to spend 2 years getting educated or birddogging/wholesaling in a market where the traditional wholesaling tactics don't work (there are NO lists to mail in Ontario due to privacy laws).Lets say they need about 40k cash boost to put their DTI and down payment funds in check, but more would be better to reduce mortgage insurance costs.

And after I move out of the place, I think I could rent the whole townhouse out on Airbnb and do well - almost certainly cash flow better than a traditional lease in that area, especially because I'll be putting either 0%, 3.5% or 5% money down to buy the house and not 20%.
