What are some thoughts on putting say 30% down to increase cash flow a little bit and pay less interest over the life of the loan ?

Just a few preliminary thoughts - this is a beginner list and of course not all inclusive. 1.

Some of our cheapest go to contractors have given us outrageous prices that we wouldn’t have thought twice about if we hadn’t gotten multiple estimates and then realized the second and third bids were sometimes $10,000 or more cheaper.

Your depreciation will actually start in the month and year it became "occupied" as a rental, based on the original purchase price, minus land, plus whatever capitalized items you did to prepare the property for rent.

Not sure if that will require a transfer tax.Insurance policy changes are used at least by banks as a source to identify change in ownership.Just a thought...not legal advise.

so if someone on the HOA has a family member or friend interested in the property and even thought they aren't the highest.. they can sell it to the family member or friend ?

I've been consuming as much content from BiggerPockets the past 6+ months to plan for an earlier retirement than I initially thought possible.
