One bed+bath upstairs, two beds + one bath in a finished basement.Fast forward 5 years (after the long term tenant of 4 years left) and I get a report that the basement has been ruined from water intrusion, requiring the entire basement to be gutted and re-finished.

I used to rent by the room in UCF area, but long term rentals are less work. 

My intent is to convert my primary into a long term rental.

I invest there from California and will be closing on doors #13 and #14 next month (duplex).The city is going through a major revitalization effort and lots of investment.

If you know it's a long-term rental, you want it to be rent-ready and more durable, less extravagant, especially in a town of 4,000.

So you never think in terms of hours worked or which day etc etc its what you do to live ..

We are in the STR Zone, and the goal (if possible) is to get the project complete before 2026 Fifa world cup. do STR for 2026 and start long term renters after.

If the note is a 20 year term and the underlying  note the same, you’ve got $100k invested with an annual return of about 22%.  

We just moved out and are renting it long term and making around $400/month.
